Executive Closer Trina LaForce of Legacy Title Helps Homeowners Preserve Their Home Legacy
At some point in your life, the desire for having your own home starts to grow. Unfortunately, a house that can last a lifetime for you and your family can be tricky to find. Luckily, real estate agents along with their strategic real estate service partners are ready to help you whenever you’re ready to start your journey.
Who is Trina LaForce?
Trina Laforce has been in the real estate industry for more than 18 years with 15 years being in title management, and she and her team have been with Legacy Title in Otsego for 3 years.
In her short period at Legacy Title, she has already made an impact among her clients because of her hard work and determination.
Before handling title work research and closings as an executive closer, Trina worked on bank-owned tasks and bank short sale files. She also handled new construction, home improvement, and secondary loan title tasks.
Trina has clients who have been with her for 10 to 15 years – coming back to her time and time again to handle their real estate title work needs. This is a huge testament to her outstanding performance in providing a successful closing and the trust she inspires in her clients.
When Performance Instills Confidence and Builds Trust
Trina goes above and beyond to help clients overcome challenges others in the industry would otherwise struggle with, and she does this with one of the highest on-time close rates in the local market today.
So, how did she manage to close homes and deal with her clients for a long time?
1. Being on time without a hurry
Clients shared their excellent experience with Trina who assisted them in settling clear title for a transfer of real estate ownership. Trina, alongside her team of experts, ensured every client's concern was clearly addressed and all requirements were ready to proceed smoothly to the next step – and on schedule.
2.Open communication between clients
Title insurance can be challenging to understand, which is why Trina and the team of Legacy Title never fail to provide updates and vital information for an easy and fast closing.
Moreover, they ensure they are always available to answer any queries from their clients and provide them with quality customer care.
3. Understanding the building blocks of title insurance
The first thing to know is that the services provided by Trina and Legacy Title are open to REALTORS®, home sellers, homebuyers, and lenders alike.
And Trina and her team have made a seven-step closing plan on how each of these customers easily move through the process.
The goal of title work and title insurance is to ensure a clear title is obtained through professional due diligence so the buyer and seller can officially close on a sale of the property and the buyer can feel confident the title to the property is securely transferred to them; naming them as the owner of the property in title while insuring the rights that come along with that title transfer in the future.
What does that process look like?
Receiving. This is where the closing settlement starts, wherein Legacy Title acknowledges a client's request for title insurance.
Research and assessment. Once the request is accepted, a review of county records and the property itself is done to see if there are any potential issues that the closing team must address. Afterward, Legacy Title will give these results to the Title Examiner to review.
Examination. Once the documents have been thoroughly examined, the closing team receives a title commitment, which is one step closer to having title insurance.
Pre-closing. In this step, the closing team schedules the day of the closing itself and clears the title. Moreover, the loan officer and real estate agent prepares and reviews an ALTA Settlement Statement.
Closing day. On the most important day, the policyholder will have to sign documents that the closing team will explain to give the client a good understanding of the title insurance that will be granted to them. After that, the funds are approved, and the county will review these files again.
Title recording. The documents that have been signed and approved will be sent for review to ensure their accuracy.
Insured policy. Legacy Title received the documents from the county and will officially issue title insurance to policyholders.
Safe and sound real estate title solutions
It is, without a doubt, one of Legacy Title’s top priorities to ensure, not only thorough and fast title closing solutions, but to do so as safely as possible.
