What does that process look like?
- Receiving. This is where the closing settlement starts, wherein Legacy Title acknowledges a client's request for title insurance.
- Research and assessment. Once the request is accepted, a review of county records and the property itself is done to see if there are any potential issues that the closing team must address. Afterward, Legacy Title will give these results to the Title Examiner to review.
- Examination. Once the documents have been thoroughly examined, the closing team receives a title commitment, which is one step closer to having title insurance.
- Pre-closing. In this step, the closing team schedules the day of the closing itself and clears the title. Moreover, the loan officer and real estate agent prepares and reviews an ALTA Settlement Statement.
- Closing day. On the most important day, the policyholder will have to sign documents that the closing team will explain to give the client a good understanding of the title insurance that will be granted to them. After that, the funds are approved, and the county will review these files again.
- Title recording. The documents that have been signed and approved will be sent for review to ensure their accuracy.
- Insured policy. Legacy Title received the documents from the county and will officially issue title insurance to policyholders.
